Our applications are not processed until we receive the appropriate application fee. It will typically take a work day or so to get the credit reports after which a preliminary answer can be offered subject to neccessary verifications.
We run credit reports and verify employment on all potential tenants. For most properties we will require fairly good credit and stable employment history
Gross Verifyable Monthly Income generally must be in excess of 3x monthly rent. ( varies from property to property).
Unless specifically noted where applicable the tenant will be responsible for all utilities including but not limited to: electric, heat, water, sewer, telephone, news paper, cable, alarms, maintaining lawn, and other typical routine services.
We generally sign a minimum 1 year lease
rent is due on the first of the month
initial rents are pro rated
there is a security deposit equal to 1 month's rent due before possesion.
Most of the properties that we manage are individually owned and therefore
subject to individual owner's requirements.
Pets:
Most owners request that the lease not allow pets. Some of these owners
can be persuaded to accept pets if the prospective tenant has strong supported
financial information and is willing to put up an additional "pet deposit"
and include a "Pet Clause" in the contract, but this decision is strictly
up to the individual owner.
